How feasible is it for the Cubs to break out the screens and flip off the rooftop owners again? Don't we have some kind of contract with them now?

 

Yes, as has been mentioned like a bajillion times in this thread.

 

I'm not going to read 19 pages about this stupid park just to have one question answered.

 

I'd like to make it through one offseason where real estate isn't one of the team's top 5 issues.

Pretty sure that with a bajillion mentions, odds are you wouldn't have to read all 20 pages to find the answer.

I wonder if there is any sort of buyout/early termination clauses (for a cost obviously) in the contract with the rooftop owners on the Cubs side?

Dan Bernstein is saying that his sources is saying that Rahm Emmanuel is going to make the Cubs plan happen, and will be really pressuring Tunney to go along with this. Per Dan, Emmanuel doesn't give a rats ass about the rooftop owners.

Yeah. Rahm has to want the renovated Wrigley (w/no public funds) to happen on his watch really badly.

Yeah, that one is huge. I don't like their proposal, regardless of the terrible offer of $3.5mm a year, it looks crowded and will be distracting to have all those different screens flashing different ads/promotions/etc. all the time.

 

2-3 well placed LED boards (with spots around them for print/permanent ads) from LF to RF at the back of the bleachers, upgrading the scorebard area with more ads/and smaller LED board(s), adding a LED board in the LF well like in RF and upgrading/adding LED boards in the concourse and upper decks is what should be done, imo.

 

If the rooftop owners get too stupid I'd love to see Ricketts put up two boards in LF and RF that rival the ones at Jerry World.

Presumably there would be. I'm not an Illinois lawyer, but I have done a fair amount of contract work in my own state. Based on that, I can't imagine that an outfit on the level of an MLB team would sign what is an almost exceptionally long contract without some very specific buyout terms.

 

Even if there isn't an explicit buyout clause the default position of contract law in most states is that "efficient breach" of a contract is acceptable. So long as the non-breaching party is placed in a position reasonably similar to the position that they would have been in had the contract been completed, the contract can be dissolved. Essentially, the law views contracts as economic facilitators, not agreements that bind parties together absolutely.

The Ricketts family reacted to the plan through spokesperson Dennis Culloton: "The Ricketts Family and the Chicago Cubs want the right to run their business so they can continue to be good stewards of Wrigley Field and save the beloved ballpark for future generations. They also want to invest $500 million and create nearly 2,000 construction and permanent jobs in Wrigley Field and the neighborhood. None of this is possible with continued restrictions and outside business interests blocking the Cubs from generating revenue being realized by every other team in pro sports.

 

"If the rooftop owners have a new plan, they would be advised to discuss it with the team instead of holding press conferences because a deadline is fast approaching for the team and the City to move forward."

Love it, Ricketts also could have come out and just made this gesture to the Rooftop Owners

None of these 'issues' have changed since the Rickett's purchased the team and it's assets- these are problems they've been attempting to eliminate behind closed doors since day 1. They have a very firm grasp on the situation- and are much further along with the majority then most seem to believe... At this point, the Mayors office and 80-85% of surrounding businesses have signed off on just about everything- from my understanding they won't even need to carry a majority within the residential community for these things to pass. There is a substancial amount of red tape to cut through, however these things are going to happen.

 

Interesting side note; the Rickett's canned the famed 'Triangle building' project due to the amount of resistance from Wrigleyville- now in typical fashion, the 'community' is insisting that said project be included in any project. Good ole Chicago politics at it's finest...

From what I understood of what was said at the convention, presently the plan is to just have an open air setup there with seasonal attractions like skating rinks, farmers markets, etc.

I vaguely remembered something about that no longer being part of the plan but had assumed some sort of building would have to be there eventually. I can't imagine that just stays an open space in the long run.

The Triangle Building seemed like a great enhancement to the park and area, but what I wonder is how they are going to expand the Cubs office space, which I believe was a big motivation behind that plan. I know they have team offices in that building on the NE corner of waveland and clark, have they always been there or am I just noticing it over the past year or two? Maybe moving into that space has allieviated their need for more office space. I guess they could also plan in office space somewhere in the planned hotel, but i dont remember reading anything about that. The Wrigley rennovation plans I've seen didnt seem to have much on increased office space either.

The building circled in red is the one I'm referring to, the one in blue is the building directly to the east of the fire dept. When I walk by the red circled building, there is a receptionists desk and a big Cubs logo on the wall, and Cubs related things in the various windows. Of course the baseball operations might have offices in that rooftop building, I don't know. Doesnt seem like there is a lot of room for the FO in a 3 flat, but I could be wrong. There are of course still offices in Wrigley as well. I have no idea which execs work in which offices.
