I lived right at Grace and Sheffield for all of the 2015 season and that was a lot of damn fun.  And it didn't feel TOO much like you were 2 blocks away from Wrigley, even though you were.  Great location.

I’m a real estate agent in NYC and always get a kick out of the PPSF difference between Brooklyn and Chicago.

No idea if it's still there but there was a house on the east side of Sheffield somewhere around Sheffield's bar that was freestanding, set back in the lot, and always had people out in the front yard playing whiffleball whenever I would walk up from the Belmont stop on the way to games. You'd go deaf from the train in your backyard, but that was my dream rental situation for like 6 years in my 20s.

Gut rehab down to the studs. 

Still, an excellent price for that location. 

Put it up for rent or work to re-zone it into a restaurant/bar.

I have the same things to say about my place at Fremont and Grace back in early 2010s. From my balcony, you could hear the crowd noise and the stretch pretty clearly but you didn't have the game traffic (regular or foot) that you'd expect being so close to the park. Parking was a real bitch though

Yeah.  Lucky for me, my building had a parking lot (my spot was under the el tracks lol).  Dealing with parking for guests and generally just the traffic was brutal.  And my commute home would take 1:15+ sometimes (a drive that can be done in like 35-40 min in light traffic).  Given where I work, it's just a PITA to live in the city, so I don't anymore.

Can't even imagine how brutal it would be right now with all the construction projects.
